Kingfisher and Woodpecker Cottages are, spacious one bedroom semi-detached cottages. Sleeping two people, the accommodation is flexible and the beds can be made up as twins or together as a double. There is a wet room with shower, non slip floor and hand rails. The lounge,dining, kitchen is open plan and leads out to a private patio garden overlooking the pond. The cottages have their own parking spaces. Both cottages are designed with low thresholds and wider doors, making them suitable for wheelchair access. Additionally Woodpecker Cottage has M3A rating with high rise toilet and handrail, lowered baisin, and lowered hob.

The Rooms:
| Open Plan Kitchen and Living area – The small kitchen is well laid out and overlooks the pond. Equipped with an electric oven, microwave, dishwasher and fridge and small freezer. It also has the benefit of partly lowered worktops with hob for wheelchair users to enjoy cooking. A perching stool is available on request. The through lounge / dining area has wood flooring throughout for easy access and convenience. | Pets are welcome I provide carpet runners to prevent your dog slipping on the wooden floor. A dog bed can be provided on request. There is plenty of off-road walking within 50m. There is a hot dog shower available to wash muddy paws and towels can be provided on request. A bin is provided for poobags. As the cottage garden is not fenced dogs must be kept on a lead to avoid trespassing to the next door garden and access to the pond. A spike is provided for this purpose. |  |
Open Plan Kitchen and Living area – overlooking the garden and pond
The kitchen well laid out and equipped with a oven, microwave, dishwasher, fridge and small freezer. Woodpecker also has the benefit of partly lowered worktops and undercounter space, giving wheelchair users access to the hob.
The through lounge / dining area has wood flooring throughout. There is a dining table and chairs, a double sofa and footstool in each cottage and a massage recliner chair in Kingfisher and a rise/recliner chair in Woodpecker.
The Bedroom
The bedroom has two single beds with ample space for easy transfer if needed, with an option of putting them together to make a double bed. Linen is included. Bed raisers and extra bedding, pillows/blankets, are also available on request.
The Wet room
The large wet room has non-slip flooring and is fully equipped with walk/wheel in shower, grab rails and a choice of shower chairs. Towels are included.
The Garden
Leading from the lounge, patio doors open onto a private enclosed south facing courtyard garden with outdoor furniture and BBQ available on request. The garden has a view over the wildlife pond, but for safety reasons there is no guest access to the pond. Everything is levelled and accessible and can be enjoyed by all.

Terms and Conditions
The cottages are fully equipped with bed linen and towels supplied. Heating is included and provided by night storage/convector heaters in each room, which provide plenty of ambient heat. There is a strict no-smoking policy. Additional heaters or fans can be provided on request at an additional charge.
Well behaved dogs are permitted by arrangement, but must not be left unattended in the cottage. Free access is available in front of the cottages but dogs must be kept onlead in the patio garden.
Please note the cottages may be unsuitable for young children due to open access to the pond.
Only cottage guests may use the facilities, unless agreed by prior arrangement with the owners.
If you have arranged to hire any additional equipment (hoist, raisers etc) taking delivery can be facilitated on request, to ensure your equipment is here for your arrival.
