Kingfisher and Woodpecker Cottages are identical, spacious one bedroom semi-detached cottages. With M3a mobility rating they are designed with low thresholds and wider doors, making them highly suitable for wheelchair users. An Access Guide is available here. This document gives detailed information such as door widths etc. Furnished with twin beds the accommodation is flexible for families and friends, and a double bed can be arranged on request. There is a wet room with shower, lowered basin, non slip floor and rails to help with mobility. Each cottage has free WIFI, TV/DVD player and includes an iron, ironing board and hairdryer. The cottages have their own parking spaces and south facing patio areas overlooking the pond.

The Rooms:
| Open Plan Kitchen and Living area – The small kitchen is well laid out and overlooks the pond. Equipped with an electric oven, microwave, dishwasher and fridge and small freezer. It also has the benefit of partly lowered worktops with hob for wheelchair users to enjoy cooking. A perching stool is available on request. The through lounge / dining area has wood flooring throughout for easy access and convenience. A dining table and chairs and a rise/recliner chair and two seater sofa with footstool are provided for your comfort. |  |
| The Bedroom – Each bedroom has two single beds with ample space around them for easy transfer if required. There is the option of double bed on request. Bed raisers and other bedding requirements are also available on request. Linen is included. |  |

| Pets are welcome A dog bed can be provided on request. There is plenty of off-road walking within 50m. There is a hot dog shower available to wash muddy paws and towels can be provided on request. A bin is provided for poobags. As the cottage garden is not fenced dogs must be kept on a lead to avoid trespassing to the next door garden and access to the pond. Open Plan Kitchen and Living area – overlooking the garden and pond
The kitchen has non-slip flooring and is well laid out and equipped with a oven, microwave, dishwasher, fridge and small freezer. It also has the benefit of partly lowered worktops and undercounter space, giving wheelchair users access to the hob.
The through lounge / dining area has wood flooring throughout. There is a dining table and chairs, a rise/recliner lounger and a double sofa with foot stool.
The Bedroom
The bedroom has two single beds with ample space for easy transfer if needed, with an option of putting them together to form a super kingsized double bed. Linen is included. Bed raisers and extra bedding, pillows/blankets, are also available on request.
The Wet room
The large wet room has non-slip flooring and is fully equipped with walk/wheel in shower, grab rails and a choice of shower chairs. Towels are included.
The Garden
Leading from the lounge, patio doors open onto a private enclosed south facing courtyard garden with outdoor furniture and BBQ available on request. The garden has a view over the wildlife pond, but for safety reasons there is no guest access to the pond. Everything is levelled and accessible and can be enjoyed by all.
Pets are Welcome

Terms and Conditions
The cottages are fully equipped with bed linen and towels supplied. Heating is included and provided by night storage/convector heaters in each room, which provide plenty of ambient heat. There is a strict no-smoking policy.
Well behaved dogs are permitted by arrangement, but must not be left unattended in the cottage. Free access is available in front of the cottages but dogs must be kept onlead in the patio garden, as it is unfenced and has access to the pond.
Please note the cottages may be unsuitable for young children due to open access to the pond.
Only cottage guests may use the facilities, unless agreed by prior arrangement with the owners.
Delivery of additional equipment (hoist, raisers etc) can be facilitated on request.
